Local Lender vs. Big Bank vs. Online Lender in Utah

When you start shopping for a mortgage in Utah, you'll run into four kinds of lenders: local mortgage teams, big national banks, credit unions, and online lenders. All four can get you a loan. They are just built for different kinds of borrowers.

Here is how they compare on the things that matter most to Utah buyers.

Local mortgage lenders

A local lender is a team with an office in your area that originates loans and either funds them itself or sells them to investors. Some, like Cornerstone Home Lending, are direct lenders with in-house underwriting that also have access to many investors.

Where they tend to be strong:

  • Down payment assistance. Utah programs like Davis County homeownership assistance, At Home in Layton, Own in Ogden, Utah Housing Corporation, and the FHLB HELP grant each require an approved lender. Local teams are more likely to be approved and to have done the paperwork recently.
  • Local knowledge. They know which appraisers cover your county, how long title is taking, and which builders run on schedule.
  • Program variety. Many offer FHA, VA, USDA, conventional, jumbo, construction, renovation, and portfolio loans under one roof.
  • Reachability. You usually have the same loan officer and processor from start to finish.

Where to be careful: Quality varies a lot from one local shop to the next. Read recent reviews and ask the questions in our guide to comparing mortgage lenders in Utah.

Big national banks

Where they tend to be strong: If you already have large balances with a bank, it may offer relationship pricing or credits. Branches are easy to find, and some buyers like having their checking, savings, and mortgage in one place.

Where to be careful: Program menus can be narrower, especially for government loans and down payment assistance. Your loan may be handled by a central processing center, so ask who your day-to-day contact will be.

Credit unions

Where they tend to be strong: Credit unions are member-owned and some offer competitive pricing on conventional loans, especially for members with long histories. Some keep loans in-house rather than selling them.

Where to be careful: Program variety differs widely. Some credit unions offer FHA, VA, and Utah Housing loans, and some don't. Ask before you apply.

Online lenders

Where they tend to be strong: Online lenders are built for speed on straightforward loans. If you have a high credit score, steady W-2 income, and a simple refinance, an online application can be fast and convenient.

Where to be careful: Many online lenders don't participate in Utah city and county down payment programs. Buyers with self-employment income, recent job changes, or credit issues may find it harder to get a person on the phone to work through their file.
